@Keegan N Kittock,It will help to establish a relationship with a lawyer / law firm, especially if you know you're going to be doing business on a multiple properties.

The yard if it's front or back needs to be kept mowed, put down some weed n feed and break out the mower and get it done or call a landscape service guy to come and cut it.You may need a rental license to rent the house.. if so your going to have an inspection and they look at decks, and yards.. and a lot of other things inside and out.. 

However, the ROI on financed coastal So Cal buy n hold units exceed virtually every other local whether you go back 10 years, 20 years, 30 years, 40 years or 50 years.  

You need to keep this dirt simple: just a lease for $NNN / mo for 1-n years.
