I own a company called Granite Key Leasing & Management, and I work for a variety of investors and owners.I operate much differently than many PM's, because my focus is on matching properties to renters, not just getting apps, showing houses and checking a box.

What are some out-of-the-box marketing ideas/lead generating strategies you have seen results with?  

Any interest in this outside the box concept?

I actually use a central distribution panel in the house and run all the cable and Cat5 wiring to it, then pull cable and Cat 5 from that panel to an outside connection box.  

I increased my fix-up budget from $10000 to $20000 (hopefully a very conservative estimate but the numbers were still pretty good even at the higher amount) and managed to finagle about $5000 for repairs (two federal pacific breaker boxes need to be replaced and some roof work).All of the units are currently rented but... after I sealed the deal I was told that two renters are leaving at the end of May.  

The location is great on a main thoroughfare next to big box stores and other high quality retail.

I am in the process of ticking the boxes to open my own property management company because I don't feel that they protect people's investment as well as they should, or could,    So I ask you what is it you look for in a property manager and what actions taken by the company would make you want to do business with only them in that area?  

In addition, very Intersted in outside-the-box concepts.
