Hello all, I have a family member that has a decent property 4bd 2b  2 car detached garage on about 1-2 acre value is around $230–250 and if cleaned up and in perfect condition $300+.  

I have 2 questions as it relates to taxes for fix and flipping.

It does have a new roof.Zillo shows it at $474 K and they mentioned asking $420. 

You must realize that insurance companies are some of the most conservative investors? 

I am in Berkeley, CA with a med term furnished rental but I'm having issues getting it rented and I have no idea why.

Experience with models tells me they’re great confidence building tools, but never a good replacement for common sense - and the wisdom of experience.

I'd prefer to use established tools for analysis rather than starting from scratch.
