Asphalt no brainer unless you selling a really expensive house and the metal roof is the norm or you selling a house that is modern and a metal roof is needed to complete the look. 

I work with both American Modern and Foremost on rentals and both should be much cheaper than either of those two.

I just came to know from a friend, he manages two houses in Orlando from California, one is airbnb (he manages booking and use local clean lady) another is long term rental (he uses local handyman, keyed door lock, cameras inside to do showing).
