Forgot to add, they do not meet International Mechanical code, therefore i believe you would not pass any inspection for them.

Just go into banks and meet with multiple bankers. 

I told the the prospective tenant that would not do the background check that she did not meet all of my qualifications and that I would be renting the unit to someone else.

But the mil is on a fixed budget, retired and does not meet the DTI.

A couple of points I would consider are: does your kitchen meet code requirements to be used as a commercial kitchen?

Someone who can meet with in person and who knows the area.  

If the deal meets your criteria today, do it.
