@Stephen Stokes In general I might agree but a) I'm new to RE and this has been great practice/experience and b) I should be getting taxes lowered quite a bit, so the % fee of those companies is a little steep for me at the moment - interesting your uncle trusts them though.

The Seller's side came up with the MLO as a strategy to avoid capital gains, so essentially my same terms on a MLO which I am not particularly fond of since 20% is a big chunk for an MLO which put me at risk of loosing it if I don't exercise my option but, I'm fine with it on a purchase because of the terms.

Realtor lets me know there is a $300 fee due to me at closing so that he can submit offers via a website to the bank AFTER I submit the offer.
