You need market research and understanding of the numbers otherwise you build nothing.

I want to do both cold calling and sms texts to find off market properties that i can wholesale.

It would be great for me to choose one, understand it fully, then be able to pitch it to them to potentially fund my deals.

I’m not an investor (yet) but as an agent and having been in property management for a number of years, I can say that Taccoa’s rental market is pretty cold right now with only a few rentals currently on the market and a median rent price of $1200-$1300/mo.

We also offered him a deal that if he signed another year lease we would reduce rent to match market rates of $1100.

One bit of advice is scaling too fast if the market changes and factors out of your control (interest rates, job cuts, rent decline, job loss) have enough in reserves to weather those storms.

Looking at the homes on the market, prices vary wildly from $~200-$400+/sqft and it doesn't seem to correspond to just the quality of the house.

If your 10x20 market price isn’t $110 or higher don’t do the project.  

We moved to san antonio for the army as well and have been very happy with the real estate market here.

Knew the market was good and knew that I couldn't go wrong if I rented it out considering it was near a popular military base as well.
