Sellers are receiving multiple offers again and giving up very little to buyers in Denver and Colorado Springs.

So it isn't a matter of legalities, but rather how effective is your marketing at finding homeowners who are open to your ideas and offer.

Can't trust the seller's agent if you are a buyer. 2-3% is what I have offered and that has been fine.

They do offer a early meeting and a main meeting.

The market here is extremely difficult to enter due to cash offers and low inventory.

On the other hand, Cincinnati offers affordability and ongoing revitalization projects, creating potential opportunities for fixer-uppers and value-add properties.

They offer features like skip tracing, deal analyzer, nationwide search and MLS comps.
