No warranty is given that I even have any interest. a quit claim deed is a way of transferring title without going through a title search or all the associated closing costs.Not true, any type of deed can be transferred without a proper closing and title search.

Obviously if there is a specific MI statute that prohibits this it may be different, but I have never heard of ANY state the made it illegal to enter with proper notice just because a tenant said "No"...including for showings.
