I stay motivated by looking towards a future where I don't have to sit in traffic for an hour every morning on the way to work, a future where I can buy plane tickets on a whim just because I can, or a future where I can go hiking every afternoon with my dog instead of sitting in a sterile lunch room at work.

Sell CA property and 1031 the entire amount into a single property, do not split the funds and buy a larger 6 unit or bigger in NC and enjoy the cash flow and stability.

We have around $2million kitty (little less than that).We have done investments before but they were around 60-70k, so this amount is way more than what have handled before.We still hold the previous investments but were wondering if :1) we should split that amount into 70k each and continue doing what we were doing (SFR)2) or should we step up our game split it into 3 tranche of 600k each.3) or just do 1 investment - no diversification.We have been investing for around 2 yrs now - learnt a lot from BP - returning to it after almost an year after applying my lessons from here.Looking for ideas/criticisms.I have other questions but i guess they will spring from responses below.

In my eyes, I'm carrying a significant risk in the deal as well, so a fair split seems fair to me, but is this reasonable?

Total rent is $1845 (split by 4 [people] = $461.25) Additional bills at a flat rate: water, garbage, internet, and gardener, ($84 total if split by 4)Additional bills at a variable rate: PGE, housekeeper (TBD)-How should we charge the rent, as far as what bills to include in the base rent or charge separately?
