For a rental, I'd loose the wall corner cabinets, the lazy susan, and the 30" base cabinet and eliminate the peninsula completely.  

You also loose the opportunity to meet people and interact with them.

.: Mention anything negative about a specific state and it's bound to upset someone.Michigan and Illinois have areas that are OK, but they are generally not good states for investors, particularly newbies.

However, if this is a new tenant and things have been going sideways from early on with no clear issue in their life that will get resolved then it might be time to cut them loose.
