It is a situation where no lease exists, and you must comply with state and local law as specific to your locationIn my case I would give them a 30-day notice of rent increase and to sign a new lease.

@Annwar ZahriehIf you are looking at investing locally (even if it's 1.5 hrs away) try and carve out some time to go to meet-ups and meet other local investors in the Philly area and network with them and vendors. 

They are the only local QI that I’m aware of. 

go to local REIA events and just network, see what people are doing and find ways to learn.

What is asked above could be easily looked at by the SEC as breaking the law.
