Ive talked to a few people, as well as listening to the podcasts, and they all say the same thing.  

If I was in your shoes I’d probably 1031 into something with more cash flow and use the equity as a down payment.

I believe I downloaded it on audible & listened to it a while back, I will try to find it or just repurchase.

I have done an immense amount of work in my education phase from reading a few books by Brandon Turner and Joshua Dorkin as well as listening to the BP podcast and the real estate rookie podcasts daily.
