Why not consider maximizing what you have before you sell especially in light of the tax incentive as your primary residence. 

You need to fix the stuff behind the walls first before you start painting and paint before you install the light fixtures and.. etc..

You need a SYSTEM (Save your self-time energy and money) - just have a standardized invoice submission policy for every task no matter if cleaning or etc.
