We are also adding recessed lighting to the main living area, and those guys will be here in about 30 min - one benefit of owning a restaurant - my commercial electrician is giving us a smoking deal on the recessed lights (we've given them quite a bit of business over these last few months!).

I would imagine that getting a professional photographer to come in, take a large number of quality photo's, and utilize lighting techniques would pay dividends in regard to increasing interest in properties and the price it ends up being rented for.Does anyone have opinions on using a professional as opposed to taking pictures yourself?

This brings a lot of things into light that I didn't consider before, however, I don't see any other option for gathering funds to invest other than using the equity, selling the house, or sitting and waiting until my savings grows large enough.
