If a collapse happens to the point that I can't get anything rented at significantly lower than my current rents and I hit negative cash flow then I assume I have larger economic problems than just my rentals. 

Unless you're working with someone you trust (via personal network/relationship) I would encourage you to underwrite more deals before participating in one.

I assume it's better to think that this could have always been worse such as a larger multi-family deal and such. 

With a building you couls have more sizes to accommodate larger customer base.

I'd love connect and network with others here on BP who may not have a lot of time on their hands, and needs someone who is willing to put in the work and get their hands dirty!

Karl,Most agents, over time, tend to specialize to one degree or another so just asking for an agent could get you someone who only does larger (>100K sq ft) industrial leasing (unlikely on BP but you get the point).There are any number of Cleveland area agents who hang around BP but each has their niche.

@Oles Street A good way would be to learn about what you want to do first by reading books and listening to podcasts, and networking with experienced investors. 

Also am in a similar situation where I represent a large network of investors.

Interested in networking and learning more about the market.
