I learned how to work together with my partner and take action during a time of uncertainty.

Also you can do as much research as you want but when you actually start taking action it is completely different IMO, you have to learn to negotiate, how to talk to people, and mainly how to help people/solve their problems.

Your likelihood of success depends a) you learning about the best practices for whichever area(s) of REI you choose to pursue, b) taking action on what you learn, c) not giving up when you face challenges, and d) building a network of people whose expertise, skills, and resources you can leverage to achieve your mutual goals (realtors, lenders, other investors, CPA, attorneys, etc.)Best wishes in your future plans. 

Also, as a small side note we got a statistic that 70% of all real estate related legal action in VA in 2015 were around securities and EMD. 

The mother mentioned to me she wants her out but I have the feeling she is not ready yet to take legal action against her daughter.

About 9 months later a 4 bedroom 2 bath built in 1910 hit the market for 29k and I sprang into action and called a guy the I sang in the church choir with and asked him to meet me right away at the house he agreed and we looked at the house and I made an offer on 32k and it was accepted and with a small loan from my dad went to work on a 203k loan.

Keep taking action and you'll be on your way to building a  successful portfolio.

This is my first time doing this and I want to take action, but how do I start the process?

I have been listening to the podcasts and tuning into the webinars.I am excited to learn more about REI and finally take action instead of just reading about it.
