Hi Experts,Need your assistance, I have a very good tenant (senior couple), the guy went through some medical condition and he called me to check if I can loan half of security deposit to him just to cover expenses this upcoming month ( Jan'19), he said the rent is on auto-payment and I'll get complete rent but he wanted to see if I can give him half of security deposit to cover his expenses, I never dealt with this before and wanted to see the best way I can help my tenant here. 

@Michelle Shriver, you only need to open an account with $5 minimum deposit to become a member.

When my tenant claimed it needed repaired and admitted one of her kids did it (a towel bar is not a pull-up bar) I told her she could fix it or I could fix it when she moves out (security deposit deduction). 

My involvement was my employees had to take time off the give court depositions on a lawsuit for over $2 million.

Out of those 9, I approved 2 and  moved forward in the application process, both times those individuals bailed within a couple hours of the scheduled deposit to hold meeting. 

This increase may be added to the rent and security deposit.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Make sure to get a good lease and try to get 1 month deposit.

Long story short, the "master tenant" or so I was told, withheld the name and contact of the landlord when I moved in (listing found through craigslist), no contract was ever signed but got a receipt for the deposit amount I paid (approx half of first month's rent).

Do you have a checking account, a separate account for Capex etc, and a third account for holding security deposits, or do you holdall monies in one account and use accounting to keep track?
