i have not worked with a burned property but my general experience is that every property has a taker in current market so if the numbers are working I would want to move forward with it.Good Luck!!

@Kaynan Na - I don't mean to harp on your experience, but you need help, you need to get help quickly if you have any chance of recouping your investment.  

I've been able to get a healthy combination of both cashflow and appreciation from all my properties after a little TLC.Happy to share my experiences.

The big question is what kind of service/experience are they bringing to the table?

However, from personal experience I would reach out to the HUD section 8 department to give them a heads up about the sale of the property. they will send you a packet to fill out but can't be completed until the new tenant has signed the lease or the current one is transferred into your name.

What I don’t have is experience in fix and flips which is what hard money lenders looks for.
