If you have that hustle, you will find that you can bridge a lot of relationships with other wholesalers and investors who don't have the hustle to grind out all the appointments.

@Jim Peckey just wanted to add that I have them fill out an emailed application that they can turn in at appointment that has a verification of employment form for them to sign (I modified one I found online), and also their signature for permission for me to contact landlords for history.

how do you close on the deal after contacting owner and they accept.. is it just set up title company appointment to sign documents and wire transfer funds?

With the option you are providing them now, they are guaranteed to get their entire security deposit back and they get cash.You could even go a step farther by going through the application they provided to the previous landlord and see what you can do about finding them accommodations and even setting up an appointment with them to view that apartment.
