Hey @Andrew Halbert - when I found myself in this situation a few years back I spoke to my hard money lender and he was happy to draft up a generic letter that indicated something along the lines of how I was in good financial standing with the lender and had access to any needed capital to complete purchase transactions.  

Those will be great indicators as to which markets to really focus on.

Do I want to take the time to explain to the broker (who is a residential real estate broker) and the sellers that their ask price cap rate is below the market cap rate, the #1 indicator that this deal will not benefit any buyer?

In that area the homeowners association documents will indicate if a community is short term rental friendly.
