Cash out refinances are increasing more difficult in this lending environment. 

From first contact to close, I'd say 2-3 months sounds about right. 1 month would be incredibly fast.

Even if the property has incredible numbers the refinance seems to be challenging.  

There is an incredible amount of breakdowns and detail regarding Millennial trends in home buying as well as other generational trends. 

I'd leave just because you're interrupting my peace and quiet enjoyment.I never have done Lease renewals and certainly wouldn't in this environment.   

In current environment, development loans are tough (read non-existent) for inexperienced.

Understandably, it’s incredibly scary for retailers and restaurants out there.

These type properties snapped back quickly after the virus first kicked into high gear.In this environment I would be worry of buying g something in town that doesn't have good reasons for a family to want to book for a vacation.

With the landlord/tenant environment in Virginia now, tenant screening is a critical skill for any landlord/property manager.
