I imagine (check with your tax professional / Lawyer /insurance agent) if you write an agreement to use the car for business w/ the LLC you will have to get commercial use coverage which will increase your premium as I understand it. 

We dont invest out of state, but a few people I know who do have used KKOS Lawyers, I believe out of Utah.

If it is the tenant's fault, then they should be responsible and deduct it from the security deposit (but I am not a lawyer) and that is why I pay people to manage the properties. 

Also, a referral for a real estate lawyer in or near Dickson TN that may be better to work with.

I have consulted a lawyer in my area NY to be sure that it is legal to use these tactics where I am from.

Public operations were in non Series LLC.Between purchasing, refinancing or selling assets, they experienced challenges with the functionality of financing with both Series and non Series states which involves multiple communications between financial entities, lawyer, CPA, and buyer or seller.

I would strongly suggest that you educate yourself on the subject as there are many excellent threads on the subject already on this forum.Also I would encourage that you learn about the negative aspects of using an LLC too (cost, lending limitations and rate, use of a lawyer to represent it in court, ...).

Second, start connecting with some title companies/lawyers and ask them what they use.
