There are some good incentives for investing, you just have to look into what fits within your risk profile.

As far as questions go, how would they fit in your business model?

I would ideally like to keep the place to build a rental portfolio.  

Properties here are selling like hotcakes, and there aren't as many deals anymore, so it might a while until I find the right fit. 

The 2% rule is a rule of thumb,not a replacement for real number crunching and my not fit many strategies and markets.

So it's not an all size fits one, especially when you start having multiple rentals in different types of neighborhoods.

Those would fit with the modern feel, as well as attract eager buyers.
