Rehab vs. Refi Excel Modeling: Need Help!

Rehab and Sell. and Rehab and Refi into a longer term loan to rent out.I was wondering if there were any excel and real estate investment experts that would be able to help add to this model to make it more robust or at least tell me if the formulas set up inside the model are accurate.

When doing the calculations on expenses the debt repayment portion is done based on 100% financing figures so that you are being paid a return on your equity at the same interest rate as the mortgage as part of the cash flow calculations.BP calculators may not use this formula but if you do not then your cash flow numbers are not accurate.

I understand the formula used by most wholesalers is 70% ARV minus rehab minus your fee.......my question is when I am making an offer to the seller, for example100,000 arv15k repairs 10k feeWould my offer price to the seller be 55k and then I add the 10k in when I find a buyer and sell for 65k?

Also, based on your formula, wouldn't owning it free and clear erase the "debt repayment" portion of the equation, actually increase the monthly cash flow.
