In one of the Rookie Real Estate podcast episodes (I don't remember which one), someone talked about adding a washer, dryer, and a few other goodies to some units with existing tenants.

I finally made the digital plunge into the BP ecosystem.Many thanks to all the contributors to the site, the books, podcasts, webinars, and motivational emails.I am now approaching real estate as if my hair is on fire.

Why did you go with the washer and dryer in the kitchen?

Across the board post covid programs have taken a 5% hair cut and makes tight markets tighter.

Actually it IS cheap if it helps you REALLY get started making money in real estate - and that kind of professional is MUCH less expensive than a $25,000 weekend course which features a bus trip with a smelly long-haired burned-out reality TV star.And you don't want to give 50% of your profits for the next 20 years to some info-marketer based in Phoenix.  

Mentioning a washer/dryer and full kitchen in a furnished house is about 90% of what it takes me to rent out an STR of mine. 8% is cable/wifi.  

If the current owner doesn't have records to show you, red flag but not necessarily a deal killer. 5-If there are no washer/dryers in the apartments on onsite, you can create a laundry space where you partner and lease with a company providing this service. 

If the fridge goes out, they're really inconvenienced.I have a tenant right now that has been without a dryer for two months thanks to a mistake we made in our office.
