House hacking should allow you to pay down debt much sooner- Does your property have any value-add opportunity? 

You could get started sooner with an FHA loan house hack, which could allow as little as 3.5% down for a property.  

I actually needed to do it to find a lender for my purchase, but it's such a good exercise that I wish I would have done it much sooner.

If you want to close sooner, propose a sooner closing date.

Also, we have been told and know that rates will continue to increase, so the sooner you get in the better.

No value add, but I do have a sweet garage gym.

In most cases, I send them a letter listing the violations and giving them 15 - 60 days to vacate, depending on circumstances, and the option to leave earlier and without penalty if they find something sooner.
