I would plug your scenario in to Scottsman Guide's website and call a few of those groups.

This is broad advice though...my suggestion again is to speak with your agent about the specifics of the deal so they can guide you. 

A good Realtor should know the market well enough to help guide you towards the potentially profitable areas. 

The Beginners Guide I’d strongly recommend but if you’re here you probably already know that.I am looking for a little help here, some guidance as I have roughly 4-5 months before I start anything besides learning and saving.

Any good books or resources to help me make an informed decision? 

I’ve been reading books since 2 years about real estate, mentality, economy..... my first target it’s to start with a 3/4 unit properties.. but I’m younger and I don’t have a lot money to use for the down payment.

I also read a few book and took a couple of classes on real estate investing.

So far I've been listening to BP Podcast while commuting, reading real estate/business books and watching YouTube videos.
