As David Greene says in the BRRRR book, you get better when you practice.

A lot of people put window bars around the air conditioners, but now you have to block off half the window with wood, or something and then you have ugly bars.

Make as many connections as you can and listen to everything the seasoned investors have to say about finding a mentor, especially what @David Greene says on the podcasts all the time.

Even if you don't use his services, he's a good example of someone that's hustling to help out-of-state investors make a good return on their money.You can also read "Long-Distance Real Estate Investing" by David Greene.

I also just finished Buy Rehab Rent Refinance Repear (BRRR) by David Greene (a BP book) and really liked it.  

Business can be moved to a new location as the greenhouses are able to be relocated (after the development option is green lighted, for example.)
