if you want to keep them and if they are staying longer, you should address a few of those, a repainting of a room can be seen as a "my gift to you". but those are not normal requests. i have never come across this, btw. and i have been doing it for 6 yrs.

So here's my question: There's a new outdoor shopping center with stores like The Gap, Nike Factory Outlet, etc set to be built close to me. 

If you shop around I'm sure you'll find a debt product that will meet your needs.

Honestly everyone will have different opinions, many including myself say "welcome" to mixing business with family :)That being said, I would shop around "quickly".

But she will not sign the deed of gift until i show proof to her that i will take care (repair) the property. 

You are not shopping for best price, you are shopping for best advice.  

If it's close to attractions, shopping, bars, casinos, lakes or anywhere people might want to spend the night then furnished is the only way to go.
