I am inclined to sell because I feel like I'm sitting on cash and I do not like the idea of taking out a HELOC or other loans to continue my investing journey (I got debt free in 2022 except for the mortgage).

There are different loan options depending on the occupancy type. 

If you're getting a loan that will be sold to Fannie or Freddie (your first ten investment loans) it has to be in your own name.

Not saying I have a perfect crystal ball on this, but we need to see how this ruling will affect the industry, especially buyers.I read a while ago how the avg/median loan was somthing like 7% down.
