I'm lucky I'm still married and supported by my wife and my mother who pays for my full time nurse. 

They had 2 futons in the livingroom that folded out into beds,  then they had built a kind of "L" shaped wall out of recycled doors (it actually looked pretty cool) and put a bunk bed that was a full on bottom and a twin on top on the other side of it.  

However, this strategy has been used successfully (without IRS challenge) by numerous property owners for nearly 20 years, including many public companies that have reported their transactions to the SEC, with the full acquiescence of their boards and outside auditors.

It would reset the clock on the eviction process and just make it longer for them to stay in your home without paying you your full contracted rental payment.

My question is if I dont receive full payment by the 10th can I file for eviction for non payment, and lease agreement?

After sending the security deposit with deductions for: holes in walls for TV mont, paint cost for kid writing on the wall, damage door knobs and damage to the flat kitchen drawer the tenant wants his full security deposit back stating because he was living there before I brought property and because the damage were already there.

It's the stratagy that earned me enough cash to make me full time in real estate.

True, there is a wealth of information here, but for someone like me who works a busy full-time job and does not have alot of extra time, it can be overwhelming.
