Also drive around your city and look for new builds, talk to the crews and contractors there ask them if they know anyone.. if you have a couple extra coffee's in the truck I'm sure they will take 5 minutes to have a cup and answer a couple questions.

You're more likely though to benefit from the new appraised value though once done (even more so since you did the work).Also, it's often overlooked but you're going to have new closing costs for the loan.... which probably are going to be a couple grand.

I am wondering if I could move to a different home in the same area and acquire a “normal” mortgage for 5% down or so, live in it for a couple of years then do the same thing one more time.... ending with 2 rental properties and a home for myself.
