I got final judgement on a 3 unit in Passaic County on Feb 10. For now I wanna keep it as a rental. Does anyone know when I can get a HELOC on the property? Would the banks wanna wait for the 90 days to pass...

We found a house that is going to be auctioned next week for a Williamson county tax foreclosure sale.

There are several benefits to buying foreclosures at auction:Unlimited inventory (generally)Very limited competitionProperties are always below current market value (minimized risk)Ideal scenario for any exit strategy (rehab, wholesale, retail, rental, etc).......just to name a few.Let me know if you need help with getting started!

We bought our properties as foreclosures and did put a significant amount of work into them. 

Are foreclosures the best strategy - if so, can you share where to find a list of the foreclosures?

It wasn't reposted for sale as foreclosure till December of 2014 at 125k they dropped the price late January to 94.9k....

This is much like our online foreclosure auctions, you don't know if you're bidding against another bidder, or the bank, as their reserve is hidden.  

We looked at a foreclosure one time, the stink of dogs was horrible.
