The question is a little broad, but I think I would start with comparing price per square foot with current sales, listings, and pending houses in the area.

Depending on how far the existing chimney footing sits in the ground and where the flu exits the building, you may need to dig a well and put in some drainage (crushed stone) ... but likely not.
