Seems perfectly doable and after looking around in south FL I have gathered most people are already into it.The simplest house hacking method is to buy a property with 2-4 units, live in one and rent the others.Up to 4 units is still considered a non-commercial property.This let's you put down 20% on conventional loans and 3.5% on FHA loans.That's the golden ticket for house hacking.Buy a 4 unit using 3.5% down, live in one (cheapest one), rent the other 3.

I would say your capex and your repairs should be 250 total per month unless you know of a big ticket item that needs to be replaced. 6K per year seems like a lot to meBest of luck!

@Tim Sutton - I think a lot of the numbers look very solid, if there are no major defects in the building such as weird layouts, or missing elements, then your next step should be to get a close inspection of the plumbing to make sure you won't be replacing all the pipes in 5 years, check the electrical to ensure you have good electrical panels and modern wiring, get a timeline on the life of the roof, and make sure the foundation gets a good look.If these major ticket items are fine, then I would say to get this one under contract and start moving forwards.

As long it is A or B class properties, it is very easy to find good management, evictions are relatively easy to do, it has an extremely broad economy (RTP has tons of large companies), has a light rail system in the works, and the main airport now has a couple direct international flights as well.
