We've seen the longest run-up in the US economy leading to this, coupled with the largest single-day losses on Wall Street, plus the skyrocketing unemployment that never happened (to near this extent) during the last crash due to stay-at-home orders across the nation (also not part of last crash). 

My neighbor with rentals targets this site exclusively.The islands have been hit pretty hard with unemployment, so that type of tenant is likely the safest bet.
