Starting a Real Estate Business with no income

Good Afternoon BP community. . .I'm recently unemployed with no real prospects currently and likely no movement on this front until after COVID.  That said,  I'm posturing to start my own development/real estate investment businesses, trying to get my ducks in a row through education, networking, etc.  What advice do you all have for folks that are currently unemployed, without income and just joining the development/investment community in these tumultuous times?  What's the best avenue to produce income in the short term while I seek employment, so that I can continue to pursue my real estate endeavors as a side hustle until I can scale it over time into a full time gig?
