@Danielle Lynch   Regardless of the market you decide to go with in Flordia start with a 2-4 unit and build your team and then scale from there. 

If you have the time to commit to looking for off market deals, you can certainly find some opportunity to build up capital.

I think in general what could be happening is that there is some sort of "preferential attachment" where the best deals, the most houses, go to a relatively smaller amount of people a part of the right firms or have spent many years building contacts and expertise.
