Wouldn't change a thing, great design and flawless finishes. :)

First, garages aren't typically designed with the expectation that someone will one day live in them.

@Kyle Mason hit the nail on the head, the BP calculators aren't designed for the MHP asset class and the value add play you want to do. 

Do you also have a list of subcontractors, vendors (material suppliers) and architects and designers that have partnered with you that I can call?

I probably have to go examine it thoroughly from the exterior.

So, they've designed the company to do what they always looked for in a real estate management company.  

We still have roof & interior/exterior to do.

My worst rehab project I am off by 30% and that's because of the condo association wanting us to do exterior work.

The time limits are designed to help insure they have cleaned up their act since the discharge.  

I'm asking my question from a legal perspective because I saw a presentation by Aaron Young, CEO of Laughlin and Associates, over the weekend,and he was basically saying that he didn't think single member LLC's were good corporate entities siting the "disregarded entity" designation as one of the main reasons why.
