After exploring several different markets and evaluating what felt like hundreds of deals, I made offers on two different multi-family units.

In general, the reasons for a seller offering seller financing I think are unique, and that means that the negotiations I think leave a decent amount to explore.  

Great advice from everyone above - I wanted to add that if you know you want to explore a sale prior to the 10 year period, you may be able to negotiate a different term, like a 5 + 5 or 7 + 3. 

That is also why exploring other methods of obtaining properties can become necessary like finding off market deals, for sale by owner, distressed properties, etc. etc. 

Have you explored private financing at all yet? 

@William E.s idea of a portfolio sale is a good one to explore depending on the hair cut you'd have to take to sell all at once. 

My partner Jordan will be exploring the area with my brother who lives there and will be wanting to meet up with as many people as possible to build relationships.

I once had a delivery job that allowed me to drive through various parts of the state and the sense of exploration allowed me to alleviate some of the pain in my chest, however the feeling of inadequacy of not being able to find a job that could fully support an independent life were always there.

I'll be flying into Colorado Jan 30th, 2019 and exploring the Colorado Springs area.

Or you could explore wholesaling a few properties to build capital and experience.
