Resident, property, and contractor management is far from a 'passion' exercise but the freedom it can bring to other passions such as family can be great.

For instance I just did one last year and the tenant buyer exercised her option and purchased this March.

I have seen Due on Sale clauses get exercised by lenders.Also, as @Steve Vaughan suggests, you can be creating title insurance issues, especially if you use a Quitclaim Deed, as opposed to a Warranty Deed.The bottom line is simple.

Just because they have the right to do this doesn't mean that they will exercise that right. 

If you need to do some physical exercise anyway why not scrape away?

Looking at the number and speculating why it has the price tag it does is an exercise in futility without a better understanding of the actual project.

Some actual sample numbers would be helpful.

It appears that 2-3 years are the typical length of Lease Option Contracts but that does seem too short if you are really hoping that the tenant/future buyer will really repair their credit in time to exercise their purchase option.Why wouldn't we want to grant a 5, 7 or 10 year option?
