They are generally more reasonable on cap rate in the mid to high 6's and then debt as an example currently at about 3.9% fixed  for 7 to 10 years with a 25 to 30 year amortization schedule.Triple net can be passive and easy to own BUT there is a lot of analysis that goes into selecting the best properties.

If you're looking for Class A you need to be VERY selective because everything is priced to perfection and there is a lot of construction at the higher end of the market.
