We have the chance to purchase a 12 unit property but to get this done we have to sell our first ever investment property.

In my area in the Great Recession larger homes did take a down turn in rental rates and some other less populated areas for sure has to slash there rentals rates.

just shop on the MLS  look for fixers.. its a mine field with wholesalers there are some that are fine but its full of beginners and time wasters to down right folks you don't want to ever deal with.

Benny, the management company will also take care of the repairs for you and even handle the eviction process should that ever happen also.  

BTW ever thought of investing the money to buy another property?

Assuming larger capex and maintenance costs.I have access to hard money cash for a purchase and renovation of the property—about $196k of an outlay.  

Unless its a multifamily home with a single meter and common areas who ever resides in the home should be responsible for all utilities.

I plan to focus on small multifamily (2-4) units in the North Dallas area with interest in moving to larger (5+) units as time goes on.
