James,i agree with your post, one point to add with the gift idea is that when working in several parts of town with a tough demographic you would love to have the tenant mentality of "my landlord is good and gave me this xxx" vs.

Also my experience is that folks getting divorced are usually not at their best mentally. 

Because he has dementia he may be considered mentally in capable.

I don't know at what point it's ok to enhance our lifestyle instead of growing the business which is supposed to provide for our lifestyle.

It has everything to do with our economy, salaries for the lower income bracket, and a renters mentality.

So we are able to have more strenuous guidelines, no pets, 2 year or longer rental agreements, etc.We have recently started a lease-purchase program and the tenants seem to have more of a homeowner mentality.

They could have a mental illness and need help.

Most agents are so busy running after business, that they dont have the mental headspace to go and buy a property.

Not sure if that’s the best way to look at it as I’m new this but it’s  my mentality until I learn otherwise.
