We will put a 90 day deadline on the contract but between you and me, that is only to help encourage the loss mitigator to move on this.  

If we're talking about Ash St, although its up to you, I always encourage people to look into a crime map of the area and see how comfortable they are with it. 

I'd encourage you to play around with some of the calculators on this site, they are great for flip estimating and calculating what you'd need in rent.

You mentioned avoiding sales, but I would encourage you to understand the value of sales skills.

Listing agents certainly do Not encourage banks to ask for higher prices, it blow up deals, like this one, and the agent makes no commission....just uninformed speculation by others.
