I started renting at $2,175 and next month the rent will be raised another $95 to $2,340.Looking at my 2013 Schedule E, I made $26,700 in rents and show Total expenses as $28,107 (depreciation, taxes, interest, repairs, gas).

According to http://livebaltimore.com/city-living-essentials/property-taxes/, Current (July 1, 2013 to June 30, 2014) tax rates:Baltimore City: $2.248 for every $100 of assessed property valueMaryland State: $0.112 for every $100 of assessed property valueSo, I'm terrible at math but it seems like I should be able to take an assessed property value, divide by 100, then multiply that times 2.36.But then when I calculate the taxes based on tax assessment, for example, in this listing: http://www.zillow.com/homedetails/322-E-33rd-St-Baltimore-MD-21218/36477903_zpid/, and trying a few years' worth of assessments and taxes, I get a number that is about $50-55 off.

The big guys still depend on finding them first and using all that wonderful personal stuff like e-mail, va's in india or somewhere, mail, websites and fill in the form, and all that other great personal stuff.Well I too believe in getting there first but my first goal is to start a relationship and solve a problem.

We have this on a one page sheet and the buyer signs it.The seller must send an Auth to Release Info to the mtg company so the buyer can verify the house payments are current.The seller must report to the buyer when the mtg payments were made.You can either have the seller e-mail the buyer each month, or use a servicing company or I've had owners create unique logins to their mtg info online and the buyer can check 24/7.There are other small things, such as not withholding a rent credit for a late payment, but that all makes sense.Keep in mind...the law specifically states that ONLY SPECIFIC ITEMS OF THE PROPERTY CODE RELATE TO A LEASE OPTION.Also, the seller must have fee simple title, which is no big deal as that is how we hold title in TX, but you can't (per the law) do a SLO.
