The large majority of treatments were elective vs HMO fee based & the cash-flow from the spa's was significantly higher than any reimbursement he realized from his general practice.I am sure this 401(k) option is also a consideration in the increasing number of ambulatory surgical centers we are seeing locally (all separate entities) that are owned by the wives of groups of physicians.

So keep it simple, I'd think something as vanilla as storing a tenants salted or partial SSN#, city, a few rating flags (late payers, dirty, evicted, drugs, etc) with locked down access to verified landlords would be invaluable and not at all illegal or unethical.

From a 1031 perspective however, Scenarios 1 and 3 will not qualify for 1031 treatment because you are treating them as flips or inventory and so not qualified use for 1031.
