There shouldn't be any technology constraint here.However, I am not surprise that Propertyware won't let you do that ... their client is the property managers and it's in their incentive to not allow you to consolidate your portfolio and own any of the data.

A long distance rehab is a much harder deal to survive.

Jacksonville is where I started my REI, all at at distance.  

This portion will not be taxable as a capital gain provided that you use the exchange within the time constraints to purchase another property or properties. 

I've been looking in the area without much success but would be willing to invest at a distance as well.

The current owner lowered the rent for that tenant this year on the renewal because of her budget constraints.    

To put it in perspective, CT to VT, is roughly like going from Sacto to Lake Tahoe, distance wise.

I'd go with whatever can generate the most cash for you when you move, i would not recommend a long distance rental.  

I know there are deals to be had, but since I'm at a distance I'd need a PM.

This will however shift the connecting base cabinets the distance the wall is framed out towards the door in the picture.
