We have de-catted houses and apartments.

I know this was a big issue some years ago with the Departmaneto de la Familia protecting children from being "thrown out" on the street with evictions.

Have you looked into other submarkets like Newark, Lancaster, Marion, Delaware, Bellefontaine, Dayton, or Marysville?

Sure is chargeable to the tenant in Delaware if you have it in the lease.

You have to have closet doors in Delaware (landlord tenant code) 

I'm hoping to retrofit ours with Lithonia LED 2x4 LED panels that fit in our ceiling grid and can be programmed to the solar tables (time of year) so the light changes brightness and color temp throughout the day to mimic circadian rythmns -- can't wait till I install those.

I'm choosing Delaware because I currently live overseas and will have family who are looking to retire in the state of Delaware.
